Residential Asset Manager to CapMan Real Estate, Copenhagen

Our Nordic Real Estate operations include approximately 80 committed real estate investment professionals.

We are now strengthening our Danish Real Estate team by hiring an experienced and talented Residential Asset Manager to join our team in Copenhagen.
The Role
As Asset Manager at CapMan Real Estate, you will play a vital role in managing and maximizing the value of our real estate assets. You will be responsible for developing and implementing strategic plans, overseeing property operations, optimizing tenant relationships, and driving performance as well as improving our own processes. Working closely with our experienced team, you will have the opportunity to make data-driven decisions, identify value-add opportunities and contribute to the growth of our portfolio.
Your tasks include but are not limited to the following:
- Implement and develop business plans for our core residential assets to ensure portfolio strength.
- Increase overall portfolio value by overseeing, structuring and managing asset management initiatives and processes including relationships with investors and service providers.
- Develop and execute strategic asset management plans to enhance property value and achieve financial goals.
- Provide regular, qualitative reporting to investors on business plan updates and projected returns on investments.
- Conduct marketing and leasing activities to attract interest in properties, boost value and increase asset revenue.
- Manage real estate administration, including budgeting, maintenance/renovation, ESG plans and price negotiations regarding leasing activities, tenant negotiations and lease renewals.
- Procure and collaborate with various external partners such as property managers, leasing agents, construction teams and other external partners to ensure proper maintenance and enhancement of assets.
- Stay updated on market conditions, regulations including ESG and industry best practices as well as emerging trends to ensure ongoing compliance and continuous improvement.
Who we are looking for
We are expanding our asset and construction management team and are looking for a new team member, bringing our team size to seven. We are looking people who are motivated to learn, grow, and develop their expertise in real estate asset management, contributing to a dynamic and collaborative environment.
To be successful in this role we believe that you should have experience and knowledge of the following areas:
- Experience with residential property management, with a focus on “old stock” assets.
- Hands-on expertise with § 19.2 renovations, setting rent levels, and doing rent increases.
- Experience as an Asset Manager in real estate, preferably with experience in leasing, property development, construction, and tenant management.
- You should have a strong operational focus with a proven ability to drive long-term value creation and reduce operational expenses (OPEX).
- Professional expertise and understanding of property management, building permits, zoning plans, valuation, financial accounting and real estate law.
- Knowledge of green building certifications, energy efficiency technologies and sustainable property management practices.
- Excellent negotiation and communication skills to engage with diverse stakeholders.
- Background could be a bachelor's or Master's degree in law, finance, business administration, public administration, engineering, or real estate, but it could also be as certified property manager (EA).
- Proficient in collaborative teamwork, with a capacity to thrive in a structured setting and handle multiple tasks concurrently, all while maintaining focus on the overarching goals and objectives.
- Commercially oriented, ambitious, self-driven and solution-focused mindset.
- Well experienced with MS Office programs; Excel and Powerpoint.
- Working experience of 3+ years from relevant industry or business sector.
- Proficiency in Danish and English (both written and spoken).
